This page is a snapshot, baked 2026-09-09. Nothing here calls the platform — the numbers are fixed into the page so a prospect can see the shape of the product without an account. The live map, factor screening and per-tile dossiers are the product itself.
The Arcanium Index per square kilometer, on an absolute 0–100 scale — a 44 here means what a 44 means in Iowa or Costa Rica. This county's ground spans 25.0 to 55.5, and the ramp is fitted to that spread so every color is spent inside it.
The same tiles evaluated under all five NOAA sea-level scenarios at 2035, 2045 and 2055. Berkeley is not open coast: its exposure runs up the tidal Cooper River from Charleston Harbor, and the model follows the water there. On the high scenario at 2055, 28 land tiles reclassify as submergence risk, with 24 behind them as hypothesized new waterfront and 142 in the transition zone; the other 3,107 hold or sit inland. Step the scenarios and the red arrives from the south, decade by decade — and is absent altogether on the low scenario at 2035.
The Index is a transparent blend of measured fundamentals — it is not an appraisal, and it does not know your business case. Sea-level classes are scenario projections, indicative at 1 km: “holds” is a claim scoped to the displayed scenario and decade, never a guarantee. This page is a snapshot; the live platform is the current answer.
