The difference between proven ground and open ground.
Whether a square is already built upon is among the most direct signals of how the market has treated it to date. Dense development is evidence that the site works — that services reached it, that permission was granted, that someone committed capital. Open ground carries the opposite information, and both are valuable to know precisely.
Arcanium measures development intensity by counting the structures standing on each square, scored on an absolute scale so that a saturated urban core reads as saturated anywhere on Earth, and genuinely empty land is allowed to read as empty rather than being stretched to fill a local range.
Read against the other eight variables, this is what separates the two kinds of opportunity: developed land whose fundamentals the market has underrated, and undeveloped land whose fundamentals have not yet been acted upon.
